I read the contractor agreement and it sounds like the Loan ModificationConsultant is responsible for finding the clients...is this true?

Or does the company provide the Consultant with their own leads?

You are correct, the leads are not provided. But with foreclosures at an all time high, finding leads will be extremely easy. Foreclosure.com, realtor.com, and your local courthouse will provide lists of recent foreclosures. Also searching the internet for other leads is a good way. The potential to make alot of money is huge. The goal is to try to keep the homeowner from losing their home. I have been there before, and somebody helped me, doing this very same thing. i am confused- if you are trying to save them from foreclosure, wouldn't finding their name on a list of recently foreclosed be a bit too late?

It's called a "Foreclosure List," not "Foreclosed. These homeowners are about to be foreclosed. You will in some cases find out that a homeowner is about to be foreclosed before they will. This only works for those about to go into foreclosure, or who are already in foreclosure. I hope that helps. Maybe I didn't word it correctly in my previous post. I'm sorry if I confused anyone. I hope this helps clear up the confusion.

Also, danasurvey, this is sort of cold calling. You will have to have enough nerve to contact the homeowner. But you are offering them a service, you are trying to save their home. So I don't think that you will get too many people hanging up in your face. After asking the probing questions you will know in a matter of minutes if you can help them anyway. If you talk to other people who do this, or who know somebody else that does this, they will tell you that it is pretty easy money, and at the same time you are helping a homeowner keep their roof over their head. And regarding the fee after the 15th, there will be a back office put in place at that time, so that is why there will be a $125 fee involved. If you check with most LM companies they charge a fee to join too. Alot of them charge way more. Some about the same, there are very few that do not charge at all.Edited by: wahm23angels

I use to be, guess still is a Certified Loss Mitigation consultant and been debating off and on whether or not to get back in the business...Not sure if I have the skin for it again yet... can be some sad situations....Ty in advance

That's a great starting rate for new Consultants! Some companies charge a LOT more than that. Finding leads is definitely the key to any successful business. Fortunately, there are MANY different lead venues to pursue for Loan Modifications.

My forte is providing Preforeclosure Leads, specifically: ARM Leads (adjustable rate mortgages that have recently adjusted andhave high LTV - meaning they were unable to qualify for refinancing) as well 30/60/90 day late leads directly from the credit bureaus. Includeshomeowners name, address, scrubbed phone number, credit score, revolving debt, mortgage balance and mailers.

Even if youwant a product we don't currently offer, that's okay. I can help steer you in the direction of what you're looking for as I have many contacts in the industry. I'm always looking to hear from the LM pros what will help them market more efficiently and economically.I amalways interested in expanding our current product line, so help me help you!
