I'm told that this message board is the answer to all my prayers. A source for reliable telecommuting workers. LOL

I've found it very difficult to find people to work from home. I hope I'm at the right place.

A little about me:

I run a contract mortgage marketing and processing firm called Prime Processors. Basically, when a mortgage loan officer makes a "sale" my company does all the administrative work like collecting documents from the borrowers and ordering third party reports. We then compile those documents and submit them to the lenders underwriting department.

The more sales our clients make the more loans we process, so we've added marketing services as well. Werent predictive dialers to our clients for them to telemarket with. We sell them data that we acquire from the credit bureaus and we sell them telemarketed leads. We also help them with"mailer" design (postcards,letters, etc.).

The majority of our processing services are fulfilled by in-house employees, but we have started outsourcinga few partsof the process out to telecommuting employees. We also outsource our lead generation and B2B marketing to telecommuting employees.

That's pretty muchwhat my company does in a nutshell. I hope to find a couple of great work from home workers here.

We've started providing leads to our clients and the response has been so great that we've had to stop taking on new clients until me have more people that can call from home.

Right now I need at least 4 people who can do outbound B2C calling. This is mortgage related so, it's not easy (unless you are calling renters) most people are polite and say they are not interested, but every now and then you get a jerk. Our telemarketers’ average 1.6 leads per hour, but they do have experience in mortgage telemarketing.

A lead is a homeowner who confirms the information that we have on file for them and expresses interest in receiving an immediate quote from a Loan Officer (live transfer to mortgage agent) or sets an appointment to have a loan officer call them back.

While on the phone we try to get information that will help the loan officer quickly determine how they can help the homeowner like: Current mortgage amount. Best Guess as to home value. Current rate. Have they been late on their mortgage? How long have they been employed? How much do they make per month? Approximate monthly non-housing related debts? How would they rate their credit (Great. Good. Fair. Poor).

Ideally you have mortgage telemarketing experience and are familiar with all of the above.

We charge the loan officers between $35-$55 for our services and pay the teleworker 80% of the sale...that includes 80% of re-sale if we should resell the lead to another loan officer. The loan officers pre-pay for the leads so as soon as you generate the lead and we perform quality control (aka confirm that the lead is genuinely interested in speaking with a Loan Officer) we transfer funds to the telemarketer less transfer fees or we can pay weekly by check.

I'm somewhat flexible with payment terms as I really need some people as I've got more orders than ability to fulfill them, but I'm very hesitant to pay an hourly rate when we are paid for performance and I'm still not exactly used to working with teleworkers.

I should note. We use a dialer that you log into so manual dialing is not required. Simply an ulimited phone line and computer with high speed internet. You can also use a USB headset connected to your computer if you do not have unlimited phone service.

That's great that you have come to WAHM to post your positions!

I can understand your reluctance to pay an hrly wagebut do have a suggestion in case it might be something you might want to consider. You could pay an hrly wage but stipulate a quota of 1 per hr. Then after so many hours worked increase that quota to 1.5 per hour.The other option is to monitor how many "dials per hour" each telemarketer is making. You probably know the industry "average" for "dials per hour".

I realize that this may not be something you would want to consider..but.. with a detailed job description and good applicant screeningyou would hopefully not have that high of a turnover in staff.

I have worked as a telemarketer in the past..actually quite a bit of experience...lol...both B2B and B2C..but not in the morgage marketing field. Personally Ido not do commission telemarketing anymore.You just might be missing out on some excellent workers bymaking it a strictly commission position..or you may not. Might be something to consider if you do not get the qualified applicants that you want to hire.

And no..lol..this post wasn't posted for my situation...I am not applying..I already have a wahj.

Thanks for the feeback. I've had the same suggestion a couple of times and it was suggested that by paying the TM hourly and closely supervising I could pay them a lot less and "turn serious profits". I'm just concerned that I would have a high turn over rate as hourly+quotas+work from home could create an advesarial relationship. At this point nothing is out of the question, but I really trying to avoid hourly. I pay my in-house processors hourly+production bonus and the only reason their is any hourly pay is because I have to by law since they are employees. Their hourly wages are a very small percentage of their pay. I'm considering it.
